About us
We have recently settled in Montenegro, but have been visiting here for over 10 years, gaining considerable experience. We have already changed our residence twice and now live in our own house in Laštva Grbaljska. Previously, we owned apartments in Pržno, which has given us familiarity with all the aspects of looking after both apartments and houses in Montenegro.
We came from Russia, where our activities were very diverse: sales, service, and management of both residential and commercial real estate; marketing; telecommunications; logistics in a large retail company.
Our dream was to live by the sea in a peaceful environment, in a country that have stability for us and our two children. In 2022, we made the decision.

In case a personal meeting is not possible, it is necessary to hand over keys and detailed instructions for accessing the property, bill collection, and decide on payment options. Possible payment methods include: cash deposit in Euros, payment for services in Rubles for self-employed individuals with an additional commission, transfers from other countries involving intermediaries, and payment with cryptocurrency.
Any professional activity is carried out only with prepayment.

Comprehensive management of a facility in Nizhny Novgorod with an area of 5000 sq.m, 240 sq.m: repair, cleaning, security, working with tenants and property owners, communication with regulatory and permitting authorities, leasing of premises, sale of premises.
Floor
Comprehensive management of a part of an office building in Nizhny Novgorod with an area of 650 sq.m, autonomous cleaning, engineering issues, leasing of premises.
Country houses
Service of facilities in the Nizhny Novgorod region: 1) a plot of 30 acres with a house of 150 sq.m, 2) a plot of 24 acres with a house of 220 sq.m. Tasks include staff management, coordination of local repair works, engineering issues, landscaping, security of the property, installation of video surveillance, bill payments, leasing of the property.
Flats
Elite residential complex in Nizhny Novgorod: 1) 180 sq.m, 2) 250 sq.m, 3) 160 sq.m. Organization of cleaning, control over repair works, leasing out, organization of relocation and sale of properties.

Montenegro, Przno, 42 sq.m. Tasks include ensuring the legal compliance of the property, working with the management company, addressing ant problems, and partially selecting furniture as per the owner's request.
Townhouses
Lastva Grbalska, two houses each with an area of 160 sq.m. + a plot with a lawn, flowers, and plants. Tasks include purchasing plants, overseeing lawn installation, controlling minor repair works, selecting furniture, kitchen, and appliances, organizing the fencing of the inner territory, and working on the greening of the inner area.

Two houses at different stages of construction - providing services for controlling the construction process with adjustments based on the owner's amendments

Looking after your real estate property
Core service
Visit at least twice a month: ventilate, perform light cleaning, inspect balconies and terraces. If something is amiss, we contact the owner, provide photos or videos of the deficiencies, and then decide together whether to fix the issue or leave it until their visit. Naturally, this only applies to non-urgent matters (e.g., a torn awning, damaged fencing, ant infestation, or minor leaks from neighbors).
In case of urgent actions, we can arrive on site in the shortest possible time and, at a minimum, minimize damage (shut off water, turn off electricity, lock the door). Afterward, we contact the owner and make decisions regarding further actions.
The cost of this service ranges from 80 euros per month and depends on the distance of the property from the Budva area. For example, Herzegovina or Bar would be priced at 100 euros, while Kolasin and Zabljak would be 120 euros per month.

Payment of current expenses
Payment of current expenses. (Utility and tax payments in Montenegro are mandatory: accumulating significant debt not only risks disconnection from water and electricity but also losing the property)
We collect your utility and tax bills and subsequently forward them to you or pay these bills from the funds either left with us as a deposit or sent by you, and we will pay them at the post office, providing you with receipts, of course.
This additional service costs starting from 20 euros and depends on the volume of tasks and their complexity.

Leasing out
We provide: assessment, preparation of the property for leasing, photography of the property, posting rental ads on specialized forums and websites, tenant search, property showings, meeting and check-in of tenants, collection of rental payments, and storage and return of security deposits.
We conduct video recording of the property's condition BEFORE occupancy and AFTER tenants have moved out.
The cost of the service:
  • For short-term rentals up to 3 months: 10% of the monthly rent + preparation costs of the property + booking commission (option to include the commission in the rent).
  • For long-term rentals: 1 month's rent + 10% of the monthly rent.

Representative
We act as your representative in Montenegro, both with a notarized power of attorney (for property transactions) and without a power of attorney (for property viewings). We can handle the storage and transfer of prepayments, receipt and transfer of funds, and assist in finding consultants and service providers for various matters.
The cost of this service:
  • For a one-time representation without a power of attorney, the cost is 50 euros + transportation expenses.
  • For official representation with a notarized power of attorney, the cost starts from 500 euros (depending on the number of tasks).

Home care
We can accept deliveries, find a gardener, perform a general cleaning before your arrival or after your visit, carry out daily watering, oversee repairs, and purchase and deliver groceries and household items to the apartment (if your arrival falls on a Sunday - a day off for all hypermarkets in the country) - everything is possible.
The cost of this service is negotiable - starting from 50 euros for our work + the cost of the actual service or purchase.

Transfer service
The transfer service is available for your visit, using a comfortable car. The cost depends on the distance of the trip and the number of people.
The cost from Budva to Podgorica Airport is 50 euros (3 people with 3 suitcases). From Budva to Tivat Airport, it is 25 euros (3 people with 3 suitcases).

Invest control
It is very difficult to control your business or investments from a distance, especially in countries where CRM concepts are far from being widely used, and the human factor can work both as a plus and as a minus. In this case, our company can offer you to use our help. The "Investment Control" service essentially gives you a reliable and independent auditor who is located in the country, can regularly come to the site and visually monitor the condition of the site, request reports and act on behalf of the owner directly, reporting only to him.
